Best Mortgage company for bad credit???

Question: Best Mortgage company for bad credit?My husband and I filed bankruptcy 2 years ago and are looking into buying our first home. My husbands credit score is about 645...which I've been told isn't too bad though I am thinking that the bankruptcy may still hurt us. He's in the military and we are looking for a no down payment option. Any suggestion as to a good mortgage company for our circumstances?? Moving to NC in about a week.



Answer: -You are in pretty good shape. Most lenders will accept a bankruptcy that is as old as 2 years old as long as you have good or re-established credit that is good with few or no lates on your consumer credit things like credit cards, auto payments, etc.I would not go to a bank seeking a mortgage loan. You should look in your local phone book find a "Mortgage Broker" A few of them specialize in people with bad or no credit.Since you are in the military, as I was, you should seek a mortage broker that specialize in VA loans. Qualifying for this type loan will not require you to have or make a down payment of any kind, except a little closing cost and that might be negotiated where the seller might even pay that.This mortgage broker will require proof of your husbands GI eligibility, that he will get for you guys. He will want to see about 3-6 months of your bank statements from all the banks you do business with no matter where they are located. If you work he will require you to produce evidence that you are employed by getting paystubs and W-2 forms. Your husband will have to produce his LES for several months. There are other documents he will need also. Providing them on a timely basis will make the loan process go really smooth. You should get pre-approved by this mortgage broker prior to seeking a house with a real estate agent. This mortgage broker should have a person he can refer you to unless you know some one that is in the real estate business.In my opinion you should seek to purchase a 2-4 unit place. Your husband's GI bill will allow him to qualify for this type of property. The reason for this suggestion is that you will have 4 units of which you reside in one and you have 3 others helping you pay the mortgage. The military will 'pay you your housing allowance to reside off base. A win win situation for you since you will be paying very little of your own personal moneyu toward the mortgage.If you get transferred and you decide to keep the property for future benefits, simply hire a property m anagement company to take care of the everyday problems, calling you only when there are major problems. They normally charge you 10% per month for this service. They will even keep renters in your place and when someone moves out make sure you get another renter.My wife and I did this several times and was glad we did, even though our friends told us not to do it, we would have problems and a lot of negative things. Well things turned out well for us, as our problems were very minor looking back on things now.Anything worth having require a few risk and there will be a few involved, but they work out pretty good.We were able to retire comfortable with the rentals we acquired while in the military.We refinanced them a few times to get the GI bill off so we could get another GI loan at our next place of duty. -If you can get in a government program it would be the best way to go then the bank if you have bad credit, I would try to get preapporval for a normal bank loan.
