Question: I live in Minnesota and my spouse has great credit, I have very bad credit and we want to buy a house.?He purchased our current home one month before we were married, but now, 2 years later we want to relocate and purchase a new home. In Minnesota, is it possible to have just his name on the loan application? As mentioned, my credit score is very low and his is near perfect, and we dont want my name anywhere near the loan. His income is what we live off of anyway-I am a stay at home mother of one.
Answer: -It should be...talk to a qualified mortgage broker. We have had a home loan in my husbands name only, but I was on the deed of the home. So, I was not involved in any of the financing but, had joint ownership of the home. -It shouldn't affect your ability to get a loan. Even when you are married your credit score is still your own. Your score will not bring down his, and it really won't affect your ability to get a loan. -Yes he should just put his name on the application, if you really have no income, then the bank shouldn't even want you on the loan. Although, this could be a chance for you to improve your credit score. Just a thought. -You can put anyones name on the application you want. You dont need to be on the mortgage just because your married. ESPECIALLY if you have no income to contribute. He has to assume all debt in his name. Lets say he needed a cosigner (hypothetically speaking) a friend or relative could apply with him. You do not need to be married. So he can totally apply alone!! -Yes - It is possbile. A good Question who makes the most money. Do you need to have your income listed to keep your debit ratio down - There are No Doc programs, out there, Stated programs, full doc programs. If his income is less than yours, One way to have it work out to use bank statements to qualify you. If both your names are on the checking account, use bank statements to qualify for your mortgage. If you ahve any questions, I can help you out. I underwrite in your home state. Good Luck, you should have no problem.
