Trying to buy a house for $44,900 with bad credit. Can't find anyone to finance???

Question: Trying to buy a house for $44,900 with bad credit. Can't find anyone to finance.?One of my clients has credit scores of 506, 487, and 570. They want to put about $2000 down but can't find anyone to finance them. What should they do? No stupid answers either.



Answer: -Have you tried searching on the net. There are a lot of lenders advertising here and you may find one that suits your circumstances. You might be looking at a consolidation loan. -Are you a mortgage broker? You could try to help them clean up their credit a little bit and get their scores up. They could possibly get a FHA loan. FHA is a little less strict with credit guidelines. One of their problems could be the loan amount too. A lot of lenders will not approve a mortgage for less then $50,000. -Try doing a loan on the land.Not sure exactly what it is called but the rules are alot less strict.With scores like that, the rates will still be horrendous but ti should get them into the house.You might also check to see what the value of the house is. I get it that the purchase price is 45k or so but if the house is valued at more then they might be able to get into the house due to the instant equity in same.Is there anyway that they can increase those scores?If there is a specific reason for the extremely low scores, they might try writing a note to the lender explaining the circumstances regarding the reasons for the late/non payment issues (medical problems etc)with smaller lenders, these explanations (if they appear to valid) mightmake the difference.
